AI for Real Estate Agents: 5 Prompts for Your Daily Work
Listing ads that sell, WhatsApp replies to prospects, viewing scripts, loan eligibility calculations and follow-up messages. Five prompts for Malaysian real estate agents who want to close more deals in the same amount of time.
Real estate agents live on three things: listings, prospects and follow-ups. All three are repeated writing and talking work, exactly the kind of work AI is best at helping with. These five prompts follow the sales funnel: from the ad all the way to after the signing.
How to use: copy into ChatGPT, Claude or Gemini, change the [ ] parts, press Enter. Save the ones that work.
1. Listing ads for Mudah / iProperty / PropertyGuru / Facebook
You are a property ad writer who understands Malaysian buyers.
Write an ad for this property:
- Type: [2-storey terrace / condo / shophouse]
- Location: [Taman X, Shah Alam], close to [LRT/school/highway]
- Size: [20x70 / 1,100 sq ft], [4 bedrooms 3 bathrooms]
- Price: [RM520,000], [freehold/leasehold], [Bumi (reserved for Bumiputera) / non-Bumi lot]
- Condition: [renovated / original / tenanted RM1,800]
- Target buyer: [young family / investor / first-time buyer]
Give 3 versions: (1) Facebook/TikTok: casual, 80 words, 3 emoji maximum; (2) property portal: neat, a list of facilities, no emoji; (3) one "hook" line for the cover photo. Don't use "rare unit", "hot deal", "don't miss out".
2. Reply to WhatsApp prospects fast
A prospect sent this message: "[paste the message, example: 'Is the price negotiable? I'm a first-time buyer']".
Write a WhatsApp reply that is friendly and professional, in the same language as the prospect (Malay/English/mixed). Answer their question honestly, then ask ONE question to keep the conversation going (budget, when they want to move, do they already have pre-approval?). Under 60 words. Don't sound like a bot.
3. Viewing script and answers to objections
Prepare a 10-minute viewing script for a [property type] in [location] for a [profile] buyer. Follow the route: entrance → living room → kitchen → bedrooms → outside. For each space, give one "highlight" line and one question for the buyer.
Then list the 5 most common objections (high price, far away, noisy, renovation, leasehold) with honest answers that aren't defensive.
4. Explain loan eligibility to the buyer
Buyer: gross salary RM[6,500], monthly commitments RM[1,200] (car + PTPTN, the national student loan), no other debts. Property RM[520,000], 90% loan, 35-year tenure, estimated rate [4.0%].
Calculate the estimated monthly instalment and the debt service ratio (DSR), with clear calculation steps. Then write a 5-sentence explanation in simple Bahasa Melayu that I can send to the buyer, with a note that actual approval depends on the bank. Don't promise approval.
Check the numbers with a bank's calculator before you send it, but AI is great for the structure and the explanation.
5. Follow-ups that aren't annoying
Write 3 WhatsApp follow-up messages for a prospect who has viewed [property] but has gone quiet for 5 days:
1. Day 5: light, ask what they thought after the viewing
2. Day 12: share one new piece of information (example: a similar unit just sold / bank rates have dropped)
3. Day 25: an "open door" message, no pressure, leave my contact details
Each one under 50 words, in the tone of a professional friend, not a salesperson.
Bonus: weekly work you can automate
- Area market summary: upload 5 competitor ads (screenshots or text) and ask "compare the price per square foot and suggest a listing price for mine".
- TikTok content: "Give me 7 short video ideas for a real estate agent in [area] that don't look like ads." More in Tips.
- Reports to owners: "Write a weekly report to the owner: 12 enquiries, 3 viewings, 1 offer of RMxxx. Professional tone, suggest the next steps."
